Scope · Fortnightly cycle · Written specification

What the contract actually covers.

Every site runs against a written scope of works agreed before we start, so there is no argument later about what was included. Anything outside it is quoted separately rather than quietly absorbed or quietly skipped.

Turf and hard surfaces

  • Mowing of berms, verges and entries
  • Edging of all areas before mowing
  • Hard surfaces cleared of debris and weed growth
  • Litter run across the whole site
  • Blow down, with all debris removed from site

Gardens and planting

  • Beds kept weed free, manually or chemically
  • Slow-release organic fertiliser twice yearly
  • Mulch topped up to specification
  • Pest and disease monitoring and treatment
  • Replanting and bed refurbishment quoted as needed

Hedges, shrubs and palms

  • Hedges maintained to shape
  • Shrubs pruned to shape and to promote growth
  • Palms pruned, fronds kept clear of buildings
  • Trees pruned to shape up to 3 metres
  • Above 3.5 metres, a certified arborist is engaged

Who we serve

Managed property, across the Coast.

Retail and neighbourhood centres

Presentation drives foot traffic and tenant satisfaction. Entries, car park beds and verges kept sharp, with noisy works scheduled around trading hours.

Medical and health precincts

Quiet, predictable service around patient access. Battery-powered plant keeps noise down and clear paths keep the site safe.

Business parks and offices

Consistent frontage presentation across multiple buildings, with a single contact and one invoice per portfolio.

Industrial estates

Access corridors, fence lines and verges kept clear and compliant, including the scrubby corners other contractors skip.

Education and hospitality

Scheduling around term times, events and guest access, with documented WHS for sites that require inductions.

Body corporate and strata

Committee-ready reporting on multi-residential complexes. See our body corporate page for detail.

How it works

Three steps, then it runs without you.

01

Site audit and proposal

We walk the site, record the assets, note the hazards and agree the presentation standard you are being held to. You get a written scope and a fixed monthly price, not an hourly estimate.

02

Mobilisation

Safety documentation issued, inductions completed, site map and visit schedule set. Escalation contacts agreed before the first visit, so storm response is not improvised.

03

Delivery and reporting

Fortnightly visits, each one photographed and logged. Defects and hazards reported in writing the day they are seen. A written site review before your budget cycle.

Reporting

You should never have to ask whether the site was done.

Most contractors go quiet between invoices. Ours is the opposite problem — you will hear from us whether or not there is anything to sell you. Every visit is photographed and issued. Every trip hazard, failing plant, irrigation fault and piece of damaged infrastructure is reported in writing on the day. It protects you in front of an owner, and it protects us.

Questions

The things managers actually ask.

Can you work outside business hours?

Yes. Early starts and off-peak windows are standard on retail and medical sites, agreed at mobilisation so trading and patient access are not disrupted.

What happens in a storm or urgent hazard?

Escalation contacts are set during mobilisation. Fallen branches, storm debris and access hazards are responded to outside the normal cycle and quoted separately.

Do you work with contractor management portals?

Yes. We supply insurance certificates, WHS documentation and SWMS for upload, and complete site-specific inductions before mobilising.

Can you increase frequency in peak growth?

Yes. Visit frequency can be lifted through the wet season and scaled back in winter, either by agreement or as a standing arrangement.

How does billing work?

Fixed monthly invoicing covering two fortnightly visits. Additional and project works are quoted individually and invoiced on completion with the photo log attached.

How do you handle WHS compliance?

A documented WHS Management Plan aligned to ISO 45001, task and plant SWMS, pre-start hazard identification and an incident register. All available before mobilisation.

What environmental controls do you use?

Battery-powered plant across most of the fleet to cut noise and emissions, green waste to licensed facilities, controlled chemical handling and storage, and sediment control where soil is disturbed.

Can you provide training records?

Yes. A training matrix records competencies for each worker, with toolbox talks and verification of competency before anyone operates plant or applies chemicals.

What areas do you service?

Caloundra through to Noosa, including Kawana, Birtinya, Mooloolaba, Maroochydore, Buderim, Sippy Downs, Mountain Creek, Coolum and Peregian, plus the hinterland — Nambour, Palmwoods, Woombye, Yandina, Eumundi, Beerwah and Glass House Mountains.
