The problem is rarely the mowing.

It is the committee member who believes nothing has been done since March, the owner who wants to know what the levy paid for, and the trip hazard nobody reported until somebody went over on it. All three are documentation problems, and all three are solvable.

A record you can forward

Every visit photographed and issued to you. Attach it to the minutes, send it to the owner who asked, close the question in one email.

Defects in writing, on the day

Trip hazards, failing plants, broken irrigation, damaged fencing, lighting faults and graffiti reported the day we see them — not after a complaint.

A price that survives the AGM

Fixed monthly cost across 26 visits, reviewed annually with written notice. No surprise variations landing mid-year.

Communities we serve

Multi-residential, across the Coast.

Townhouse and unit complexes

Shared lawns, driveways and common beds kept consistent across the whole site, not just the frontage the committee walks past.

Gated communities

Entry statements, verges and internal roadsides maintained to a standard that holds property values and keeps residents quiet.

Resort and holiday apartments

Presentation for guest arrival, with noisy works scheduled around check-in and pool areas kept clear of clippings and debris.

Scope

What every visit includes.

Agreed in writing before the first visit, so the committee knows exactly what the levy covers and you are not fielding questions about it later.

Lawns and surfaces

  • Mowing and edging of all common areas
  • Paths, driveways and car parks blown down
  • Hard surfaces kept clear of weed growth
  • Litter run across the whole complex
  • All clippings and debris removed from site

Gardens and beds

  • Beds kept weed free, manually or chemically
  • Slow-release organic fertiliser twice yearly
  • Mulch topped up to depth
  • Pest and disease monitored and treated
  • Replanting quoted separately as needed

Hedges, shrubs and palms

  • Hedges maintained to shape
  • Shrubs pruned to shape and for growth
  • Palms pruned, fronds cleared from buildings
  • Trees shaped to a maximum of 3 metres
  • Above 3.5 metres, a certified arborist is engaged

How it works

Set it up once, then it runs.

01

Site assessment

We walk the complex with you, record the common property assets, note the hazards and agree the presentation standard. You get a written scope and a fixed annual figure for the budget.

02

Scheduling and mobilisation

Insurance certificates and WHS documentation issued for your records, site map and visit calendar set, and an escalation contact agreed before the first visit.

03

Visits and reporting

Fortnightly service, each visit photographed and logged. Defects reported in writing. A short written site review each year, timed to land before you set the budget.

Documentation

Everything your records need, before we set foot on site.

Managing agents and committees increasingly need contractor documentation on file before engagement. Ours is current, complete and issued without being chased.

  • Certificate of currency — $20m public and products liability
  • WorkCover Queensland certificate of currency
  • Occupational Health & Safety Management Plan, ISO 45001-aligned
  • Safe Work Method Statements for every task and item of plant
  • Pre-start hazard identification and incident reporting procedures
  • Environmental, noise, quality and EEO policies

Questions

What committees and managers ask.

How often should visits be scheduled?

Fortnightly suits most complexes on the Coast, giving 26 visits a year. Growth is heavy through the wet season, so some sites lift to weekly over summer and drop back in winter.

Can you provide documentation for compliance?

Yes. Certificates of currency, WHS management plan, SWMS and hazard procedures are issued at mobilisation and reissued on renewal without you asking.

What happens if a resident raises a concern?

It comes to us in writing and is answered in writing, with a photo if relevant. You get a copy, so the committee sees the issue was handled rather than hearing about it second hand.

Do you remove green waste?

Yes. All clippings, prunings and debris leave the site on the day and go to a licensed facility. Nothing is left bagged in a corner for somebody else to deal with.

Do you deal with the committee or the manager?

Whichever suits. Most managers prefer to stay the single point of contact and forward our reporting on. Self-managed complexes usually deal with us directly.

What if the complex needs work outside the contract?

Quoted separately and in advance, with photographs, so it can go to the committee as a clear decision rather than appearing as an unexplained charge.

Recent work

Mooloolaba service lane

A rear access corridor lost to self-seeded growth, cleared back to full width. The kind of area that never appears on a scope of works until a resident complains or an access audit flags it. Photographed before and after, and reported in writing.

Before — walkway narrowed by self-seeded growth.

After — bed cleared and the walkway reopened.

Send us your worst site and we’ll quote it within 48 hours.

We inspect it, price a scheduled scope against it, and send the quote with a sample photo log and our certificate of currency attached. If it works, the rest of the portfolio is a much shorter conversation.
