Every commercial building has a side passage or plant area that isn’t on anyone’s walk-through. It’s where the air-conditioning condensers sit, where the stormwater runs, where the gas and electrical meters are, and often where the fire egress from the back of the building comes out. It’s also the first part of the grounds to be dropped from a maintenance scope to save money, and the first part to cause a problem when it is.
What lives in the side passage
- Air-conditioning units. Condensers need clear airflow and a technician needs to be able to reach them. Vegetation against a unit reduces efficiency, and a tech who can’t get access charges a call-out and leaves.
- Drainage. Grates and downpipe outlets in a side passage block with leaf litter and root mat. The first heavy storm finds out.
- Fire egress and hydrants. If a rear exit opens into the passage, the path has to be clear. Booster cabinets and hydrants need to be visible and reachable.
- Meters and services. Readers, electricians and plumbers all need to get in without a machete.
- Pests. Unmown, damp, shaded strips against a wall are where rats and snakes set up before moving inside.
Before — passage closed over, access blocked.
After — fully cleared, same angle.
Before — weeds up to the air-con units.
After — cleared to the fence line, units accessible.
What clearing involves
A side passage that has been let go for a year or two is not a mowing job. It’s cut back in stages: brushcut the growth to ground level, cut and remove woody regrowth and anything rooted into the wall or fence, clear the grates and downpipe outlets, pull vegetation off the AC units and cabinets, and haul the green waste out. Then it gets photographed so the manager can see the drainage, the units and the exit without visiting.
Once it’s back to bare, keeping it that way is quick. It goes on the routine visit list: a brushcut and a check of the grates each time, which takes minutes rather than hours.
Why it should be in the scope
Side passages get dropped from grounds scopes because they’re not visible and every dollar is scrutinised. The saving is small and the exposure is not: a blocked drain, an AC failure in January, or a fire inspection finding costs more than a year of keeping the passage clear. If you manage a building where the side access has been let go, it’s worth a photo and a quote.

FAQs
Do you clear around air-conditioning units and electrical cabinets?
Yes. We clear vegetation back from units and cabinets by hand where needed and don’t use machinery against services.
How often does a side passage need attention once cleared?
A quick brushcut and grate check on each routine visit keeps it clear. It rarely needs a separate job again.
Do you take the green waste away?
Yes, everything cut is removed from site on the day.
